The expandable container house is designed based on standard containers, typically available in four sizes: 10 feet, 20 feet, 30 feet, and 40 feet. This ensures the convenience of transportation and usage. The expansion methods include single-side expansion and double-side expansion. When the house is expanded, its area will increase by 2 to 3 times compared to the original size. This particular house is our China Index Prefab's flagship product, the Apex Expandable Cube series.
1. Structural Safety & Modifications This is the most critical aspect, ensuring the modified container can safely bear all loads. Governing Code: NCC and AS 3623 - Designer's handbook for metal structural design. Key Requirements: Certification of New/Used Containers: New containers must have a valid CSC (Container Safety Convention) plate. Used containers require inspection for structural soundness, prior damage, and chemical contamination (see point 5). Structural Engineering Certification: Any modification (cutting openings, welding, stacking) must be designed and certified by a registered structural engineer. The design must comply with loading codes (AS/NZS 1170 series for wind, snow, live, and dead loads). Foundations & Tie-Downs: The structure must be anchored to a permanent, engineered foundation (e.g., concrete slab/screw piles complying with AS 2870) with certified tie-downs to resist wind uplift and seismic forces. 2. Fire Safety The NCC mandates specific fire resistance levels (FRL) for building elements. Governing Code: NCC Volume
2 (Building Classes 1 & 10 - Housing). Key Requirements: Fire Resistance Level (FRL): Walls and floors may need to achieve a specific FRL (e.g., 60/60/60 for stability/integrity/insulation) depending on proximity to boundaries. This often requires installing certified fire-rated linings (e.g., fire-rated plasterboard). Smoke Alarms: Installation of interconnected photoelectric smoke alarms compliant with AS 3786 is mandatory in all habitable rooms and escape paths. Egress: Design must provide compliant escape routes and window/door egress points as per NCC.
3. Energy Efficiency & Insulation Containers are highly thermally conductive and require careful treatment to meet energy efficiency requirements. Governing Code: NCC Section J (Energy Efficiency) or relevant state provisions. Key Requirements: Thermal Insulation: Must install insulation with a minimum R-Value (thermal resistance) as stipulated by the NCC for the specific climate zone. Common materials include batt, foam board, or spray foam. Condensation Management: A continuous vapour barrier and adequate ventilation (see next point) are critical to prevent internal condensation, which leads to mould and corrosion.
4. Health, Ventilation & Amenity Ensuring a healthy and safe living environment. Governing Code: NCC Part 3.8.5 (Ventilation) and AS/NZS 3000 (Wiring Rules). Key Requirements: Permanent Ventilation: Must provide permanent natural ventilation (e.g., windows/vents meeting minimum openable area rules) or mechanical ventilation systems. Electrical Safety: All electrical work must be carried out by a licensed electrician and comply with AS/NZS 3000. A Certificate of Compliance (Electrical) is required upon completion. Plumbing & Sanitation: Any plumbing must be performed by a licensed plumber and comply with the National Plumbing and Drainage Code.
5. Hazardous Materials & Site Contamination A critical pre-purchase and pre-occupancy consideration. Governing Regulations: AQIS/DAFF (Biosecurity) regulations for import, and state-level EPA guidelines. Key Requirements: Timber Floor Treatment: Many used containers have pesticide-treated timber floors (e.g., with arsenic or chromium). For habitation, removal and certified disposal of this floor is strongly recommended and often legally required. Lead Paint & Chemical Residues: Old containers may have lead-based paint. Sandblasting or cutting requires hazardous material management procedures. Biosecurity: Imported containers must meet strict AQIS fumigation and cleanliness standards to prevent pest introduction.
